Farming for new leads on Facebook

This week we’ve been bringing you tips from the record-breaking webinar we had with Chris Smith in December. Happy Wednesday everyone, here’s the next tip!

So, you just sold a listing for 15% over asking…

You are amazing.  What should you do now? Why, tell everyone that lives within 1-2 miles of course! Everybody cares what the house down the street sold for, even if they’re not selling soon.

Instead of a direct-mail campaign to every homeowner in the neighborhood, Chris recommends using a targeted Facebook campaign (less expensive + more effective). Here’s how to make it happen.

First, create a saved audience in Facebook

Facebook really is the ad-master. All you have to do is create a saved audience to target the homeowners that live within 1-2 miles of the property you just sold. How cool is that?!

1. Open up your Audiences in Facebook > click Create Audience on the left > then click Saved Audience.

2. Enter a name for your audience > then enter the address of the property you just sold.

3. Lastly, change the miles to 1 (or however many miles you want).

And watch your audience drop from millions to thousands! (When I started this 2-minute exercise, my potential audience was 22,000,000 people. )

Save your audience and then you’re ready to move on to the next step.

Next, make a quick ‘Just sold for more than asking’ Facebook ad

From the Ad Manager, select your shiny new audience > then click Create Ad.

When creating the ad, be sure to include a big, beautiful image of the home and an attention-grabbing display of how much over asking you sold the property for. Then watch the leads and inquiries roll in!
